Home owner consultation/Occupied Home:

This project was an occupied home.  I consulted with the seller's prior to putting the home on the market.  I gave them advice on furniture placement, new flooring on the main level, the stonework choice for the wood-stove surround, advice on which items to remove from the home and what to keep.  I also advised that they open all the window shades in the home to allow natural light in and to allow buyers to view their beautiful treed lot.  After my consultation, the homeowner did most of the staging work.  They removed excess furniture to storage and rearranged the remaining furniture as I suggested.  They worked with contractors to replace their older carpeting and vinyl kitchen flooring with new hardwood on the main level.  They did an amazing job and once they were finished, I added some accent accessories.  This home went under contract in just 14 days and sold at full price!
