Each person's home is decorated in a style that makes it a comfortable place for them and their family.  When staging a home to sell, I am NOT redecorating your home.  I am making it more neutral, so that it will appeal to a large amount of buyers.  We want them to be able to picture their own furniture fitting in each room.  We want to remove eye catching distractions so that they focus on the living space and imagine themselves living there.  We want to attract their attention to interesting architectural features and "fix" any problem areas so that they have no question that this home is THE one for them!

Homes that are staged prior to being listed spend 90% less time on the market!

In a recent RESA (Real Estate Staging Association) study of 1,081 homes, unstaged homes spent on average 184 days on the market.  After staging these homes sold on average in 41 days.  Homes staged prior to listing sold on average in 23 days!

According to the National Association of Realtors 2015 Profile of Home Staging (A survey of more than 2,300 Realtors) staging your home can influence buyers' perception of your home and even motivate them to pay more for it!  Here are the results:

  • 81% of Realtors who represent buyers say that staged homes make it easier for their home buyers to visualize a property as their future home. 

  • 46% of agents say that buyers are more willing to tour a staged home after viewing the listing pictures online. 

  • 28% of agents said their buyers are even more willing to overlook other property faults if the home is staged.

  • 32% of buyer agents surveyed say that staged homes increase the dollar value buyers are willing to offer for a home by 1-5%

  • 16% of buyer agents surveyed say that staged homes increase the dollar value buyers are willing to offer for a home by 6-10%

Levels of Staging

So you may be wondering how this works. There are different levels of staging to work with everyone's budget!

  1. Consultation:

This can be done as a free service where I come to your home and look around, take pictures and notes and talk to you about your timeline etc.  I would then prepare a detailed price proposal for you. 

For a fee, I can also do a more in depth consultation with you where I spend approximately 2 hours with you touring your home and giving you ideas to make it more appealing to a wide range of buyers.  This is more for the person who wants advice and guidance but would like to do the work themselves.  I will give you suggestions on a range of changes you can make to neutralize your home such as; neutral paint colors, flooring, furniture rearrangement, lighting, what to remove and pack etc.  You then choose what changes you want to make.  You can take notes or record me and make the changes you feel comfortable with on your own or you can turn the staging over to me, for an additional cost. 

An initial consultation is part of every staging/design project.  It's how to get started.  You can choose which style consultation you would like!  

  2. Minimal Accessorize (Occupied Home)

This occurs after a consultation.  With this level of staging the homeowner has made the recommended changes and I come back for an additional fee to add some accessories to help add the final touches.   

3. Expansive Accessorize and help with furniture rearrangement (Occupied Home)    This also occurs after a consultation.  For this level of staging, I personally rearrange your existing furniture myself and accessorize as needed.  Often I will have had you pack some items to prepare for this level of staging.   

  4.  Staging with furniture, accessories, and artwork (Vacant Home)

Following a consultation, I will bring furniture, artwork, lighting, rugs, window treatments, and accessories to stage your home.  Vacant homes feel cold and make it very hard for buyers to Envision themselves living there.  Adding furniture to the key living spaces makes such a difference in how buyers see your home.
